Subj: Old Lucky site

I believe it would be a bit difficult to attract a new grocery store. There are two grocery stores on Bernal (Nob Hill and Lucky). There is another Nob Hill at Cottle and Santa Teresa. There are other stores on Blossom Hill Road. Monteray has a Lucky, too. Then Branham has a Safeway.

I read that to justify a super store there need to be 5-10,000 homes. We have at least two super stores in district 2 area. With about 80,000 people and 3 or 4 people the average family size, there would be 20-30,000 residences. It would seem that we are covered between the super stores and the smallery grocery stores.

I must say that I love Trader Joes and would really love having them closer. However, I think Santa Teresa isn't as central in population as a specialty food store such as TJs would need.

If the owners of the center favor the low maintance approach, I think we should consider what would be successful in this site and acceptable to drive by. For example, whether you shop the new Lucky's on Bernal or not, you MUST agree that it looks better than the boarded up Fairchild site with the "natural" landscaping.

I could live with a nice fitness center, a daycare site, a bookstore, a Papa Murphys, Trader Joes, or a nice restaurant as long as they update the complex.
